Hot water temperatures seem to fluctuate
Majority of the old immersion elements were not Anti-corrosive so you will find that over time, lime scale starts to build up within the tank which begins to corrode the element and break down the copper. The breakdown of the element whilst immersed in water causes a short circuit or the water temperatures to fluctuate.
We have often found that the fault is due to loose connections which resulted in arcing and burning of the circuits and accessories. To replace the immersion element or accessories the circuit will need to be isolated then the cylinder will need to be drained by a skilled person for the element to be replaced. Once the element is replaced the engineer will refill the cylinder and check for any leaks or air locks.
